Expected better By rdrgrl This was a quick read and written in an accessible, conversational style, but I was left wishing for more depth and substance. I came away thinking that I already knew the vast majority of information presented. The strongest part of the book was its analysis of renting vs. home buying. There was also good information about termination of leases. However, as someone who's actively looking to rent a home after making the decision to sell our current house, I was disappointed in that portion of the book. There needed to be much more information on positioning yourself as an attractive renter in a tight market (for example, there was almost literally no mention of what to do if you're a pet owner, including whether to offer additional deposits, etc.) It also didn't adequately address a number of common situations, such as a landlord retaining a deposit for "cleaning." Bottom line, the information was too generic and much of it would be common knowledge for most people. Also, the formatting of the book screamed "self-published" because of the very basic mistake of not justifying the text, making it look unprofessional.

But most of us don’t even take the time to determine if it’s a good idea or not. Popular culture says that the American Dream requires the purchase of a home. But is that really true? Prior to making a thirty year and multi-hundred-thousand dollar decision, you should read Home, Sweet Rental and figure out the best choice for yourself. Chris and Kelly (husband and wife attorneys) have written the definitive primer on the decision to buy or rent your home, with specific advice on how to go about it. Kelly Phillips Erb is a Tax Attorney and a contributor to Forbes as well as a writer for Time, Money and the New York Times. Her online column “TaxGirl” is well read. Christopher Erb is a business attorney working with international companies doing business in the United States, and an adjunct professor of law at Temple Univ. School of Law. He often negotiates leases for his clients. The Erbs’ new book is a quick and easy read that you will save and use for its handy checklists and tax references. This book is written with professional knowledge and personal experience as the authors sold their home and moved into a rental home with their three children and have found that it worked quite well for them. But, just because it works for them doesn’t mean it will work for you. Reading this book will help you decide if you should buy or rent. One of the biggest myths of home ownership is that you save on taxes. The Erbs’ specific data and examples show that the tax savings for owning a home really don’t amount to much when compared to the cost of borrowing the huge sums of money required. The interest on a 30 year home loan adds up to much more than the tax savings for getting the home-mortgage interest deduction. It helps to get that deduction, but it isn’t a big bonus by any means. The buy versus rent opinion has it that you will come out ahead with the equity increase in your home because you gain nothing by paying rent. However, you must compare the higher costs, expenses and interest paid on your loan when comparing the final outcome. You could probably pay less in rent and put the extra savings into the stock market. Market returns have averaged a little less than 10% per year over the long run while housing values have only increased 3% per year. You could come out way ahead by renting and investing the savings as opposed to buying and plowing all of your money into a house that won’t appreciate that much. If you are in the decision process, this book is invaluable. If you have decided to rent, the checklists for finding the right rental and negotiating the lease, moving in and later moving out, will help you do it the right way and avoid extra costs and problems. I wish I had read a book like this prior to buying my first house. I may have still decided to buy, but I would have felt that the decision was made with knowledge and on my own terms. Before you buy or rent a house, buy this book!

Always believed 'house' ownership was BS, hyped by the home building, mortgage, and other related groups. Did the math early in my life and found a startling conclusion: When we rented we saved much, much more $! And--most important--we were free!!!! I realize some need to be planted and fear mobility and freedom. And some need to accumulate a lot of crap, thus need a place to keep it. Sadly, some--as we saw in 2008-2011--also become trapped by their house and mortgage. Renting helped me when I realized I needed to quit my last job and retire early--we just did it, POOF!--and were free to hit the beaches. A great read for everyone!!!!!
